YES and YES!! I hope the buyers who have been sitting on the fence for the last year are really ready. Already here in January some fantastic deals have hit the market and more are coming! We just listed a house at 11602 Pine street in Los Alamitos (www.11602pinestreet.com) and it was listed for $779,000 and then dropped all the way down to $600,000 because it was a distress sale. We had 5 offers and now the house is in escrow. It was a 1,900 sq. ft. house on a corner lot with R.V. access! The funny thing was a lot of the buyers had no agent they were working with. Had the buyers had an agent they would have known about the house right away. Instead I had buyers coming to the open house, driving by and wasting precious time searching through the internet. If a buyer is working with an agent who knows the area and the buyer is committed to that agent they will know of all of the great deals first and be able to jump before the other buyers.
I think this is going to be the year of the buyer and those who have agents that are active and specialize in the area will be first to many of the great deals coming down the pipeline.
My suggestion is to start working with an active and energetic agent who knows the area you wish to buy in. He or she will call you first when the deals hit!
