1. Research recent sales in your neighborhood to determine a realistic listing price.
2. Research homes that are on the market in your area to find out about our competition.
3. Prepare a Comparable Market Analysis for your review.
4. Prepare the listing agreement.
5. Meet with you to go over all documents. You would then sign the listing agreement.
6. If this is a short sale, I will send you information about the benefits of doing a short sale in advance and I will let you know what documents are required from you.
7. Discuss your time frame for selling the home and listen to anything that you want to tell me about your home or your reason for selling.
8. Answer any questions that you might have about the process.
9. Discuss any improvements that could be made to help the home sell.
10. Take pictures of every room in your home and take pictures of the outside.
11. Note: If improvements have been done during the course of the listing, new pictures will be taken or the listing will be started after repairs are completed.
12. Put a nice Solid Source Realty – Home for Sale sign in your yard with a sign rider that has a 24 hour information line about your home.
13. Put an electronic lockbox on your door so that agents can show your home. If you want your home to be shown by appointment only, we can arrange that as well.
14. Leave you with a Seller’s Property Disclosure Statement to fill out and send back to me within two business day. This will give us details about any issues with your home’s HVAC, plumbing, electrical system, appliances, etc.
15. Enter your home into two separate Multiple Listing Services (MLS) - Georgia Multiple Listing Service and First Multiple Listing Service
16. Upload pictures of your home into both MLS
17. Post your home on my website – www.TonyaJones.com
18. Syndicate your home to over 30 different websites: Trulia, Realtor.com, Zillow, Movoto are just a few places where your home will be seen.
19. Create professional color marketing flyers to put in flyer box at your home.
20. Send electronic flyers to at least 1000 agents within a fifteen mile radius.
21. Provide you with weekly feedback of activity on the house and notify you of any calls or showings.
22. Contact agents who have shown the home and request feedback from them.
23. Promote your home weekly on Craigslist.
24. Screen buyers who call me about your home to determine if they are qualified to even see your home.
25. If this is a short sale, work with your lender and provide all information to help them determine if a short sale is allowable for your home.
26. Make appropriate price reductions, if necessary, based on market and our conversations.
27. Get a buyer!
28. Review the offer with you and negotiate with buyer’s agent, if required.
29. If this is a short sale, present all information to your lender.
30. Help you through the contract period.
31. Set up appraisal.
32. Set up closing with attorney.
33. Keep MLS up to date with various status changes.
34. Attend closing with you.
35. Congratulate you on a successful sale!
