The level of inventory of homes for saleof 91 homes  is down significantly with the average number of homes for sale having decreased approx. 38% compared to the end of July last year. The average list price of homes offered for sale had trended downwards for the first 5 months of the year, but then picked up again the last 2 months, but is approx.12% lower than the the comparable 3 month period last year. The average price of homes sold had been much lower than the average list price of homes, had been steadily increasing from February through May, narrowing the gap between the average list price of homes and the average sales price, but has decreased the last two months, significantly increasing the gap between the list price of homes and the average price of homes sold.
