If your selling a 200k property and above...

Nothing is worse than going onto the mls and seeing a 200k and above home and seeing it is on the market for 10 or more days with no photo or the 1 photo from the mls.

This is a great disservice to your client!!!

AGENTS: they have intrusted you with their most valable possession to sell and you don't have photos to help you.

with 80% of buyers looking online first before they even call an agent when they come across this listing

and don't see any photo or just 1 they think I don't know any thing about this house lets move on and you, the agent, lost.

We are in such a visual world so we the agents must protect our clients best intrest by providing them with the best possible advertising; and photos do that.

So either get yourself a wide angle lens camera or higher a professional photographer to capture the beauty of your clients home. also our mls lets you have 12 photos to showcase the home so use them.

But don't, and I say don't take a photo of just the toilet, as I know it is an area that people like but I feel that there are other areas that would better serve you in selling the prpoerty.

 that is all for now

IMO, there's absolutely no excuse for ANY listing not to have the maximum number of photos allowed in the MLS!  Only explanation is plain old laziness.

Thanks for the post. I also find it ironic that agents will complain about how slow their business is, but when they finally DO get some business they slack off on it.

Tom: Well put post. I rant about the lack of photos and lack of quality photos all the time. But then I sat back and contemplated for a moment and thought that the lack of effort by some agents is okay with me. Because if we all did quality work, the consumers would think that we are all the same.

No listing should be without photos, in the age of digital photos, they don't even cost anything...
