I Lost the Listing But Earned a Client. It isn’t often that you lose a listing and come Buying a homeout way ahead. Years ago when I was working FSBO’s, I gave a very good listing presentation to some sellers. They called me back and told me that they were giving the listing to a “friend in real estate” and hoped I understood. The seller went on to praise my effort and enthusiasm and said he wished he could list with us both. I am glad to work with both buyers and sellers in the Clarksville TN real estate market and talking with FSBOs is part of that.

 

I lost the listing but earned a client. Unfortunately for the “friend agent”, the house didn’t sell. The seller took it off the market for a couple of years but circumstances of divorce caused the need for the house to be sold. He called me to be his agent. I can gladly say that I sold the house.

 

The seller contracted with a builder to get a home built. A few years later, he met a nice single woman and they wanted to marry. Guess who he called to sell both of their homes? Yes it was me, so at that point I had two more sales under my belt. I also helped the newlyweds with “their together” home purchase. Again, they sold that home a few years later and bought another home and have been there ever since.

Today, the story just keeps getting better. He called and asked if I could help him with a home for his grown daughter that has gone through a divorce. She has a home that is too large and needs to downsize, therefore a listing and a sale are in my future.

 

All this came from losing one listing but making a good impression. I was disappointed way back in the beginning that I was not the chosen agent because I never knew what good things were to come. I lost the listing but earned a client and many years of a continued business relationship.

Hella, We need to act professional and not respond negatively when we are not the one or the buyer or seller makes another choice.

Stephanie, And sometimes they sell and we don't hear from them but maybe they pass our name on.

Maureen, It is about being consistent and professional. Then you should't have too many regrets.

Karen, That is such a good way to put it. Even when the seller long ago told me I lost, I had no idea that it would turn out so well.

Donald, Sometimes I know from the very start it will not be my listing, I still give it my best.

Debbie, It works the same in all types of businesses. I am sure you have people choose differently then call you later and want you for their next project.

Sarah, The disappointment came when I was a newer agent and wasn't as seasoned as I am now. It wouldn't have affected me in the same way today. so it is a lesson to hang in there.

Michael, If every time I lose a listing I gain this much, I would be rejoicing. LOL

great post.  Those situations don't happen frequently, but when they do it's unbelievable!  I had a similar situation that resulted in multiple sales for 2 sisters and a brother.  Too bad there aren't more times like those.

Suzi, I sure didn't know anything would come of it. I did watch the listing though and when they didn't sell I just thought they changed their minds.

Tom, It is a little bit like hitting the lottery. You don't get lucky very often.

Gene, It pays off to stay nice and professional. I can't say that I have been so graciuos every single time,but most of the time.

Amanda, As it turned out I am glad I didn't get the listing. It taught me a great lesson.

Bob, Now that is making a lasting impression. Two years worth.

Laura, I was just doing my standard presentation back then and working the numbers.

Marte, We did have good transactions after that and it went well all the way around.

Bob, Many of us do a good job and don't get recognized. It just went in my favor and I wanted to share and encourage others that things sometimes work to great.
