Seems there are informed people out there back to investing in real estate.  Not the kind that steal and sell, but bonafide investors willing to put in quality work for a reasonable return over a reasonable period of time.  Yes, the investors are a small operation, but they do quality work. I’d hire them to do my kitchen any time!

Point being:  There’s still more Buyers than Sellers out there.  But that doesn’t mean any house at any price will have a bidding war and sell in days.  It does mean a decent house priced well will get an acceptable offer within the market median time period.

So why didn't I choose the $1.2 million dollar listing from the spring?  Because that's an easy story.  This one shows depth.

A good agent will use the MLS and the iCloud to do the usual Comparative Market Analysis. Combine it with some glitzy links and they call it a real presentation.

An excellent agent will use both as basic resources for the base line they begin with.  This agent will actually go out and not only take a few pictures but explore the neighborhood.  Check out commute access and time lines.  Access to conveniences, like grocery stores (mom n pop) and supermarkets (like Costco for stocking up!), public services (libraries, medical facilities in case Junior falls from a tree, fire department in case the cat gets stuck in said tree, etcetera) and entertainment (Factoria Center for Eastsiders, Pacific Place for Seattle-ites, SouthCenter for South Lake Washington area and Alderwood for, well, y’know, Alderwoodies.) so prospective Buyers learn beyond their own homework and prospective Listing clients know “this is an excellent agent”.

The Professional Real Estate Agent will do all of the above AND have the prospective client ALREADY on page one of Google, Yahoo! and Bing, ALREADY have a listing client website ready to launch (but you show it now!) and have the marketing/advertising streaming on his/her iPad as you speak.
