Hypocritical sellers and list agents when it comes to a VA buyer…..

I am sure I am going to make a lot of friends with this blog. Sorry I just cannot take it anymore.  Having been a lender for the major part of my career in the Real Estate industry, 16 years, I believe myself to be somewhat of an expert on finances.  There is not a better loan for a consumer than a VA loan.  Buyer’s can get up to 100% financing, no mortgage insurance and obtain the best rates on the market.  And our Veterans deserve it!  Let me get right to my point.  Now that I am on the forefront of writing offers and representing buyers, as I have made the career move to the sales side of Real Estate, I am now even more frustrated at the ignorance, hypocrisy and let me just say it, stupidity!  Yes there are non allowable fees for the buyer’s, there are habitable requirements by the VA, but is that too much to ask in efforts to help not only a fellow American, but one that helped and may still be helping, so that we may have our freedom, achieve their dream of “Home Ownership”!  Has a list agent ever talked it through with the seller’s agent and lender to see what might be worked out on these fees?  Is it too much to ask that a home be stable and free of major defects and termites for the new home owner?  Each and every one of us at some point, some more often than others, praise our Veterans, past and present, for their service.  We all get teary eyed on Memorial Day; we post about Freedom and Hero’s on social media.  The upcoming CAR conference here in Southern CA will be having its closing key note speaker, a former Veteran.  I cannot wait to see all those Realtors in that arena, clapping and screaming praise and thank you. But when the day is over and we all go back to our daily lives, is that list agent still not going to accept a VA offer?  Probably not! It killed me and prompted me to write this, when a couple weeks ago my buyer, an elderly Veteran gentleman, came to me and said, “Well looks like I may never get a home, I cannot quite afford to save for a large down and I cannot get my VA offer accepted”.  NO WAY, I am determined to find him a home if I have to write a million offers and finally find one list agent and seller that has the business smarts, heart, or whatever it takes to accept his offer!  Listing agent you are the ones who educate your sellers.  You need to realize if it were not for the men and women that have and do fight for our country, you would not be free to have a listing, work in the greatest industry America offers, Real Estate!  We need to educate America and the Real Estate community.  I hope I am starting that ball rolling!  God Bless our Veterans, past and present, God Bless America, and I will fight for you and do whatever I can to help your American Dream come true, HOME OWNERSHIP!!
