I would like to respond to Billy Burke, CAI - AARE (REauction.com The Industry Standard)
Real Estate Auctioneer Pocomoke City, MD. in an answer he wrote on a Q&A about deeding property.

Thank you for calling my industry a modern day rip off with roots back to the days of the old west.

I work very hard in my business to ensure my clients are happy and that there is very little risk of a claim ever arising, and in the rare instances where a claim does arise, lenders and borrowers are very happy they have title insurance policy's.

In todays world the risks of fraud, tax liens, and property disputes are ever increasing. Maybe you are a trust worthy Auctioneer and would buy property without title insurance, but I can assure you I have been in this industry a long time and knowing what I know, I would never purchase real estate without title insurance.

It is amazing how you can call a whole industry a "rip off" knowing you are on a website with a strong presence of people in this business. Your own words describe you best when you suggested the ($350 someone saves by not using an attorney for deed prep can be used for beer).

If anyone wants to respond to my reply in a negative manner, before you do so ask yourself how would you feel if someone said your industry, the way you make a living and support your family is a rip off.

At least we know what kind of professional you are.

Debra, people don't have any idea how important a reputable title company is until one of the many things comes up, that they weren't expecting, which can foul up a transaction unless skillfully handled...

One of my clients used his title insurance just a month ago.  They didn't know there was a mandatory Hoa and there was a 600 dollar bill.  The title co. got is paid off and all is good.

After reading your post, I read that of Mr. Burke, not quite sure where he got his facts and figures myself.  Looks like he thinks his way is the only way...talk about self-serving.

Thanks for the link.  The Q&A section of this site has been problematic for some time.  The response is clearly inappropriate and misinformed.  It's truly frightening to think that someone is arrogant enough to want to title their own property.
