The following real estate market information concerns only residential sales in greater Champaign County, IL and includes houses, condos, co-ops, and zerolots
July 2012 Closed Home Sales:
- 292 units sold
- $148,563 average sale price
- 95.9% sale-to-list price ratio
- 103 average days on the market
July 2011 Closed Home Sales:
- 254 units sold
- $149,187 average sale price
- 95.1% sale-to-list price ratio
- 93 average days on the market
What's going on in the Champaign County, IL real estate market?
July proved to be another strong month for the Champaign-Urbana IL real estate market. The number of home sales increased by about 15% compared to a year ago and the sale-to-list price ratio was also up slightly. Unlike the last few months, we didn't see a huge increase in average sale price for July but there wasn't a notable drop either. With the inventory of homes on the market in Champaign-Urbana averaging around 1,800 so far for the year, we've seen much lower absorption rates this year compared to last. For 2011, the inventory averaged nearly 2,000 making the competition fierce for home sellers.
