Earlier this Spring I was contacted by the daughter of the owners of this home who wanted me to help sell her parents house in Iowa LA. The home had previously been listed by two other Lake Charles Realtors and the family was disappointed with no results and were motivated sellers.
Upon reviewing this this large 4 bedroom 2 1/2 bathroom home in Iowa LA with over 4,000 sq ft of living and 7,000 sq ft total the reason the home had not sold successfully was due to pricing and lack of marketing. During my listing presentation to the Sellers I prepared them that homes in Calcasieu Parish average about 120 days on the market to close. The sellers were receptive to the information I provided and were in favor of an aggressively marketing and pricing their Iowa LA home to sell.
Within 120 days we had a solid contract however the contract was written with a 60 day window to allow the Sellers tiime to move. A 4,000 sq ft house and attic is full of furniture!!!
The Louisiana Buy Sell Agreement states that Act of Sale date is the date that the home changes ownership to the Buyer. I explained to the Sellers that they had to be out of the house on or before the Act of Sale date when we closed. They were planning a cross country move to South Carolina and logistically it was not easy to coordinate.
I'll admit I became a bit stressed when I showed up to take the lockbox off the house prior to closing and found the home still being emptied by the movers who had started packing last Saturday! When I spoke with the mover initially he told me they would be finished and ready to pull out Friday morning. This morning he told me they had worked until midnight and only had a few items left. This doesn't look like a few items the entire kitchen is full and a quick walk through the house had similar scenes.
I quickly advised the Buyer's agent what they could expect to see when they did a final walk through. Lucky for the Seller the Buyers don't want to move in later today!!
Movers filled up three full size Budget trucks with the Seller's contents!
Timing a move is tricky. When you are selling a home in Southwest Louisiana at the time you list your home it is a good idea to begin packing away the items you don't use. Keep the necessities you need and a little furniture to stage your home. Don't wait until the last minute and try to empty an entire household and items stored in your attic the day of closing!
