I LOVE a challange so when I was asked what I can do now to make sure my 2013 is as successful as 2012, I jumped all over it. The most important point is what I do today, affects what wil be happening 3 months from now.
With December, January and February typically the slower parts of the year for Real Estate in New Hampshire, weather and Listing inventory play the 2 biggest factors. I can not control the weather, but CAN control my Listing Inventory. If I have good listings priced at or just below market value, the buyers will come to me.
I am starting out my fall with growing my inventory. The biggest fact is the majority of my listings sell between 5 and 21 days from being listed. I need to get that message out to home owners and potential sellers.
PLAN 1. My first plan is with my BANK OWNED HOMES. As one of the leading REO Listing Agents, I will contact all of my asset managers and Thank them for thei help and a successful 2012. I remind them I am here and what I have to offer.
PLAN 2. Is reaching out to past customers. I will use a newsletter and Christmas/Holiday cards to reach out to thank everyone and wish them a Happy 2013.
PLAN 3. Is to reach those home sellers who do not know me yet. My best source of new clients is referals. Those people who I have helped buying or selling a home are m best advertsing. To the other potential sellers I hope to reach through blogging. I have expanded my topics and style to reach more local home owners.
PLAN 4. Although Listing homes is one of my specialities, it gives me the gift of knowledge which helps potential buyers in finding and negotiating their dream homes. I will look to expand my Buyer brokerage part of my business.
