Many areas in the country are experiencing a very active real estate market.  We are seeing multiple offers and homes selling over the list price in many cases.    Please note:  this is not 2005-2006-2007(insert the year of your choice) but there are a lot of buyers “out there” and inventory is low.


Even in an active real estate market, there are properties that don’t sell.   How do you change that if your home is one of those in the active/available to sell category but you have yet to receive an offer you can accept?

Let’s step back for a second -- in fact let’s step back to the street in front of your house.  What do you see?   Is your home as fresh and welcoming as the first day it went on the market for sale?   Inside, are you keeping your home show-ready at all times?   Yes, having your home on the market for sale is not a fun activity but being ready is an important component to the home selling process.

Good suggestions, Michael.  I don't think some people understand that it has to show like a model at the drop of a hat. 

Sometimes, Chief Cook takes them to other listings where the homes are immaculate and staged!

Michael: "Have a winning strategy from the beginning" that is the answer. It's amazing how fast a home for sale gets STALE. I've started to turn down listings because they are not saleable.

I love this post - people think that if the market is getting so great now that we are returning to the year 2005. It may be a great ative market - but the high prices have not returned with the active market.  
It is still a buyer's market, therefore the house has to show exceptionally well! and priced for 2012 (not for 2005)

So it's just as important to KEEP it looking market ready as the day it went on sale............makes sense sir.  It's more than just a one time deal.  It's constant and daily until the day you move out.

Ron -- it isn't easy but it is necessary to make sure when your home is on the market for sale --- you stand out among the competition.

Hella -- I believe that when a home hits the market for sale you are going to capture the most savvy of buyers -- they may have just lost a home(or more) in a bidding war or weren't properly prepared -- it's cliche but true --- there's only one opportunity to make a first impression -- get everything right from the beginning.

Debbie -- every market is different and even if it is a strong buyer or seller market the basics should remain the same --- pricing it correctly is just so important.  Buyers will ask how long a property has been on the market -- if the days on market seem to high to them -- regardless if it is or not --- they will start to discount the home in their mind and when pen hits paper ---- it probably won't be pretty.

Suzanne -- as we know it is so much more than just sticking the sign in the ground, putting the home in the MLS and slapping on a lockbox.  Pricing is obviously an important part of the marketing piece but when used in conjunction with other pieces of the pie can net higher proceeds(read profits) for the seller.  Thanks for your kind words.

Roger -- I've heard on some of the real estate "reality" shows how to make the home show nicely for the open house --- unless that is going to be your only showing -- that entire concept is ludicrous.  In the summer months -- the air conditioning must be on -- window coverings open -- music playing -- does it cost more -- YES but longer days on the market by not doing that will more than likely bring the sellers lower or worse yet NO offers.
