Pasadena - South Pasadena - San Marino - Altadena Two Million Dollars Plus Home Report
This is a recap of properties sold in Pasadena, South Pasadena, San Marino and Altadena at or over two million dollars which I am calling the luxury market. The information in this luxury home report is from our local multiple listing service(MLS) as of August 18, 2012 and it should be noted that not all sales are reflected in the MLS.
Pasadena
There have been 35 homes in this category sold year-to-date ranging in price from $2,072,000 to $5,330,000 with an average sales price of $3,229,206(median sales price $2,775,000). Of special note, the MLS reports the average days on the market for sold properties was 82 days. Seven properties are in escrow. There are currently 18 properties on the market for sale ranging from $2,250,000(a condo at the Montana on Colorado) to $16,500,000(over 17,000 square foot home on El Molino).
South Pasadena
Five properties have sold so far this year ranging in price from $2,050,000 to $4,100,000 with an average sales price of $2,965,760(median $2,428,800). There are no homes in the category in escrow or on the market for sale as of this date.
San Marino
There have been 30 homes sold ranging from $2,000,000 to $4,700,000 with an average sales price of $2,686,767(median $2,584,000). Currently five homes are in escrow and there are eight homes on the market for sale ranging from $2,100,000 to $6,988,000.
Altadena
One home sold in the category since January($2,392,500) and one home is in escrow. Two properties are currently available for sale at $2,299,000 and $2,395,000.
