Tips for Success

Whether you have a Sherwood home or property for sale elsewhere, here’s some helpful tips when preparing your home for others to view…


First and foremost you want to insure you present your home in a clean and fresh manner.  Make sure those counters and floors are squeaky clean and the home smells inviting.  Also think light & bright here as well so depersonalize and  put away clutter found on the bathroom and kitchen counters, turn on all lights and open the blinds.  When your home is clean and bright it appears refreshing and cheerful, evoking a positive “feel good” energy to the buyers – the same way the home most likely hooked you upon first sight.  Always remember that it’s like a big beauty contest out there, the buyers are the judges and their vote matters most, so give it your best foot forward and appeal to them every chance you get.


Being absent during an Open House or showing to a perspective buyer is highly encouraged.  Your presence will inhibit their actions and conversations about your home.  First impressions matter and this opportunity may be the only one you get.  This is the critical time buyers need to go freely through the home to imagine themselves living there.  Acquainting themselves with the little details like opening up cabinets, closet doors or walking through the garage visualizing their cars, toys and storage arrangements for instance – having the ability in that moment to discuss their observations objectively as they walk through the house.


Pets on site are a big distraction during a showing opportunity.  Removing your little loved ones along with any signs such as litter boxes, pet bedding or their water and food bowls on the interior of the home creates the clean environment you’re working so hard to create.   Pet free homes are often appealing to home buyers and you’ll benefit in the long run by removing them from the premises when showings take place.


Open Houses are usually marketed a variety of ways in advance, creating an announcement to the masses to come tour your home.  This is a great opportunity to let your neighbors know as well – this invitation also assures them they’re welcome.  Like you they chose to live in the neighborhood and share a vested interest in your home being sold.  Neighbors should not be overlooked and often jump at the opportunity to come through an open house for a tour – sometimes turning up a buyer among their friends.

Open Houses Work

Each year The Gardner Team conducts dozens of Open Houses, Brokers Opens and hundreds of showings in Sherwood and the surrounding area.  Several times throughout the year we not only present offers to our sellers, but sell a number of homes because of our open house efforts.  In fact, the very first home we sold years ago when we started our real estate career was in a neighborhood called Woodhaven.  We had the property listed for just 2 days – prior to which we promptly staged, advertised and held an immediate open house.  A neighbor came through with a flyer we left on their doorstep and upon seeing the home made a full price offer which was accepted by our clients the same day.  That Sherwood home closed in record time and is one of many great testimonies that properly preparing matters and our Open Houses work!

do open houses really help you sell that house? It has always been my impression that open houses were to gain leads of additional buyers. these are real helpful hands and appeared to be well thought out. I'm not a Realtor so I really don't know. But I bought and sold over 150 homes and my Realtor never sold one of my homes at an open house. But he didn't seem to get some new leadsover and over again. Just curious. Thank you
