The truth is Sacramento appraisals are pretty much whatever you can substantiate. I can make a case for a home to appraise at $600,000 almost as easily as I can make a case for it to appraise at $500,000. In fact, it would be good training for an aspiring real estate agent to have to create two different appraisals for the same home before being turned loose on the streets of Sacramento to sell real estate. If an agent can do that, then an agent is ready for the real world.
Lest you think I am endorsing fluffery, let me say that is the furthest thing from the truth. After all, a Sacramento real estate agent doesn't really perform an appraisal.
