What About Sacramento Appraisals?

sacramento appraisalThe truth is Sacramento appraisals are pretty much whatever you can substantiate. I can make a case for a home to appraise at $600,000 almost as easily as I can make a case for it to appraise at $500,000. In fact, it would be good training for an aspiring real estate agent to have to create two different appraisals for the same home before being turned loose on the streets of Sacramento to sell real estate. If an agent can do that, then an agent is ready for the real world.

Lest you think I am endorsing fluffery, let me say that is the furthest thing from the truth. After all, a Sacramento real estate agent doesn't really perform an appraisal. Agents are not licensed to do an appraisal. Only appraisers can prepare an appraisal. Sellers don't really choose the sales prices of their own homes, either. Read more about Sacramento appraisals.

I remember sitting through an appraisal class as part of my Broker's license training.  I don't envy their jobs.  While our job is try to justify a price, their job is to find THE price the home is worth given their methodology.

As a former appraiser, I concur with your assessments of appraising Elizabeth ... typically info and data is available to back-up a variety of values.  For an appraiser, it many times can boil down to WHY the property is being appraised, as to the final value sought.  It's all about arguing your case, via the proof you provide ... and the validity of that proof and how well you argue your case.  I wish more Appraisers understood that  ...
