The Storm is Approaching - In Florida Your Closing May Be Delayed

By
Real Estate Agent with Sailwinds Realty

The Storm is Approaching - Isaac is coming-Your Closing May Be Delayed -In Florida, closings can be held up by an impending storm. If the storm is in the box, no insurance can be Isaac is comingwritten; so no closings can happen. As the storm is approaching the box, some companies may have already cut off insurance. If you are trying to close this week or next, you need to call your agent today and see if they are still binding insurance.

Closings will be delayed until the storm is no longer a threat to our area. In 2004, we had one storm after another enter the box, I had several closings that were delayed 5-6 weeks. Once the storm enters the box, nothing can be done regarding closing. Even if Isaac never actually knocks on our door, you still won't be able to close until he has died out or headed out of the box.

Better safe than sorry...........the closing can wait until Isaac passes, even if it's an inconvenience.

Toni,  be safe & ride out the storm as best you can.  I will be thinking of you as I listen to Weather Channel.  Thanks for the info about 'The Box' which Idid not know about.

Up north I have never heard of closing being delayed because of a snow storm. (Another advantage for living up here, I guess.)

Toni, this is the second blog post I read today regarding our storm season and insurance.  I spent the afternoon calling my buyers to make sure they had their insurnce bound.  I remember Friday the 13th (August 2004) when Charley, Frances, Jeanne, and Ivan Hit back to back.

Toni this is important commuity information.   Real estate is truly local, this is something I would not have given much thought to in my area.

Here is hoping Isaac stays away.

We don't have tropical storms in California, but I wish our weatherpeople could be as accurate as in Florida. :)

Thanks everyone, it will be while before Isaac makes up it's mind where he is going so we may not need to worry about it hitting directly. But it will definitely be affecting any closings for a while.

Gabe - we do need to get the word out; I don't think most folks realize it can affect the whole state as far as insurance and closings is concerned.

Toni - I wasn't aware that a storm could stop closings due to insurance issues.  We don't have as many storms here in Connecticut, but good to know.  I also wasn't aware of the weather box.  Thank you!

Hi Toni, great information for the buyers and sellers. Normally in the hurricane season I will add the Homeowner Insurance Addendum to the contract to avoid the fall through - we cannot close without insurance coverage.
