How do you keep track of your income?  I use excel and create a spread sheet that shows the property address; the date of closing; the gross commission and the net commission.  Every numerical column is totaled. 

I was shocked to find out that there are very few agents who actually keep track of future closings.  They know what’s under agreement, but they don’t know exactly what their dollar amount of commission will be at closing.  Some actually admit that they don’t compute that figure until the day of closing!!

How do you gauge your production?  How does an agent determine how near or far the agent is from reaching a dollar volume goal?  Is there no dollar volume goal set?

The most important goal is the goal established each year for income.  Let’s be honest, we’re in this for the money.  Obviously, it’s great to help people and guide them with their sale, but it’s all about the money folks!!  How can you think about filling in the gaps if you don’t know if there are gaps or how large those gaps might be?   I’ve always tracked every penny, and at the end of the year, my bottom line in the gross commission column is the same number as my 1099.  Or maybe this is just an Armenian thing!!
