July 2012 Real Estate Market Update for Bristow, VA 20136
As of August 22, 2012 there are 60 homes for sale in Bristow. This is down from the prior month by 11 homes and down 28% from the same time last year. Of the 60 homes for sale 19 are new construction, 25 are re-sale single families and 16 are townhouses. As prices go up fewer home owners are under water so we are seeing fewer and fewer distressed sale's. At present there's only 9 short sales compared to 12 last month and 0 foreclosure's.
The average list price for townhouses in the Bristow area is $309,370 up from last month of $286,655. For resale single families the average list price is $432,272 down just slightly from last month$432,923. The month of July was a good month for real estate sales in Bristow even with the low inventory. The average sold price was up another 2.95% over last year with an averagedays on the market is only 24. Properties priced close to market value are seeing multiple offers with the average list price to sold price ratio is now at 98.1%.
We are coming in to the last of the summer the real estate inventory continues to remain low. With less than a three month supply of homes for sale, sellers are truly in control.
