Yes you don't have to be a great Realtor to sell Southeastern Michigan homes this year. They almost sell themselves the market is so hot.  Why I say this is because there is a shortage of homes in Southeastern Michigan.  So if your home is priced within the market range and is in good to excellent condition it will sell if it is listed on the MLS and your agent has taken good pictures of the interior.

The key in this Southeastern Michigan seller's is to price it at the high end of the price range but do not price it too high so it doesn't appraise.  And that is tricky.  I have seen some agents have the homes they have listed have appraisal problems and get the price cut $20,000 to $50,000.  I have seen other homes that I thought there is no way that the home would sell at that price but yet they sell and appraise.  So it is very tricky getting that right price.

Another of the keys to a successful sale is to prep your seller about the potential issues that may come with pricing it too high.

  1. By pricing the Southeastern Michigan home too high no buyer may bid on it.  Then your seller has to be ready to lower the price.  The seller can not be tied to that high price.  Sometimes sellers hear that first high price you tell them and then they forget the rest of the conversation.  You have to make sure your seller understands that the price has to be dropped whenever you are not getting showings/offers.  In this hot market you should have an offer within 10 to 14 days.
  2. You have to prep your seller that even if you get the top high price you listed it at, the home may not appraise.  The seller has to understand that most buyers will not pay extra over the appraisal price.  Then it becomes an issue for our seller to decide to sell at the appraised price or not to sell.  Of course there is always a slim chance that the buyer absolutely has to have your house and has the extra cash to pay over the appraisal.

Like I said the key is pricing the home.  It becomes trickier if there are issues with the house.  Bad concrete, old layout, no great room, small master bath, small yard, dated bathrooms, or house close to a busy road are all issues that affect price.  How much it affects the price is different for each home and situation.  Your agent has to be able to figure out what your house is worth with those negatives yet get you the highest price possible.  Remember it is still true: If you price it way to high you are going to lose the best buyers.   

The bottom line is that it is a good time to sell your Southeastern Michigan home.
