carmichael short saleI'm such a sucker for a short sale happy ending. It's what makes doing my job worthwhile. I love calling my sellers toward the end of the day to tell them their short sale has closed.

I get notices in the morning from title to let me know, for example, that a loan has funded. Once a loan has funded, barring unforeseen circumstances, that short sale is going to close escrow. We just closed a Carmichael short sale that had been a long emotional road for sellers. They struggled for months about whether to sell as a short sale, and foreclosure was coming up in a month or so.

Congratulations Elizabeth!  I was hoping to close one today as well.  Just last week the buyer's lender informed us they would need to add the wife to the contract so she would be on the loan requiring a new approval from the short sale lender.  And now they are wanting signatures on everything even though we addressed it in an addendum delaying it even further to where it will need an extension now as well.  I tell you, it has been emotionally draining on me as well, I can't even imagine how the sellers feel!

Hi Suzanne: I find that short sales in general are more satisfying after closing primarily because clients are so relieved, but I'm in escrow now with a seller who is 82, and it's not a short sale, and I feel like I am providing an extremely valuable service for her.

Hi Melissa: What a good eye for observation! Yes, this is the first time I've done that but only because I left my blog in draft mode by mistake and only noticed it last night.

Hi DeeDee: Oy, I feel your pain, as I've had lenders come with these last minute "solutions" as well in a short sale. Makes you want to pound them on the head and scream: What the hell is wrong with you? But being a polite professional, I cover the phone before screaming.

They don't realize that we then need a whole new approval letter and that could start the entire process over. The problem is they often don't think at all because that kind of problem should have been resolved before the offer was ever written.

Hi James: I've had a handful of closings over the past few days so August has been a really good month for me. A lot of lockboxes to pick up.
