I have a developer client who has the cash, savvy and rock and rolls when it comes to decision making. If WE do business with anyone, it happens quick, fast, lean and mean... right down to escrow closing before you can draw a hesitant breath. We move with a purpose and look for our like kind type deals. I come across a piece of land with a huge for sale sign on it...mmmm sez I...I think I will give it a call

SPEAKS REAL ESTATE

The agent is very professional and speaks REAL ESTATE fluently. We talk the talk and then get down to case in had. I sez...what will it take to make a deal happen right now. He says, what will you offer. No, you don't understand. We know what properties, land and building costs go for around here and this is way over priced...Now here's the deal

I LAY IT OUT

If your seller is serious and experienced as you say and knows what is going on as you keep saying, then tell me what you gotta have based on what you know is the FAIR MARKET for this product. Well, the other agent insisted again and again I go first and would not acknowledge that they were seriously over-priced...mmmm

ENOUGH POSTURING

Well we had several conversations where we stale mated. Now I knew that parcel was going no where. No one in their right mind would buy it to develop it for the money being asked. Also, my guy is so good and fair and always pays fair market. He wants workable deals to keep his construction crews working. As presnted, this deal doesn't make any sense. So, I let the guy stew for a while.

HE NEEDED AN OFFER TO PROVE A POINT TO HIS SELLER

He ends calling me and saying can you just give me an offer so we can get this going? I said, your seller is not serious. They are playing with the market and running around REAL buyers. Here's what we will do. I will pay all cash, close in 30 days, will meet up with your seller and go over all the verifiable comps with the understanding as follows...

FASTEN YOUR REAL ESTATE SEAT BELT

After I prove without a doubt my pricing position and the top value for this piece of land, NO MORE TALKING. I expect to have your seller sign right there and then. My buyer will bring his check book. When do you want to meet up? Those are our terms

NEVER HEARD BACK.....

Richie....if the land listing were mine, I would have done the same thing that the listing agent did.... write it up or go away..... it doesn't matter what the list price is....the numbers are the numbers and new home will sell at a certain price....working it backwards, the land is worth "x" amount of dollars.... write it up and if it doesn't go, on to the next.

I have to say I too have a duty to the seller to get the best price.  I do not negotiate until I have something in writing.

Your right....however my cash client deserves better treatment than that. Incidentally, that property sat for at least 1.5 years after my contact and then faded into the sunset...NO SALE.....weeds all over and a stigma of being not serious

Elite...I agree also with you..However, like attracts like. Serious buyer is looking for a serious seller...No match here

Richie, those are the type of listings where I'll submit fair offer, but incluse a deadline for seller to respond. I would also include comps showing my offer is very close to fair market value. If they don't reply in 48 or 72 hours, the offer becomes a null process and is withdrawn. Sounds like that seller was just fishing for a sucker.

Hello Jeff...Your approach to doing business is healthy and readable...I would be drawn toward it and react respond accordingly. What I suspecedt and smelled was an owner/seller that did not want to sell unless he got an offer exceeding his wildest wishes. The agent got the listing on that premise. So, my dear Jeff, now the last part of your worthy comment kicks in...All they need is a sucker....putting a Mr. in front of the word sucker doesn't change sucker

You know Jeff, the guy knew I was a player and they both should have said...we don't want a player...we are looking for a money grab and then cut me loose...Instead...well..you know the rest...thank you
