Princeville Kauai condo (and house) + short sale update for the week of Aug 19th to Aug 25th

It was a relatively quiet week with a minimal of activity in both Princeville condos and residential. The good news is that there were two sales and one condo that went into escrow with only three new units coming to market.

New Listings:

Ka’iulani 74 is returning to the the market priced to sell at $$749K, after selling from the developer in 4/07 for $898,250. It was previously listed from 7/09 to 12/09 for $979K and again from 2/10 to 12/10, during which time it started out at $879K and reduced to $799,950 by the time it expired. One owner Puamana 8D, a two story end unit is priced at $295K. This is quite a bit less than when it was previously listed for $579K from 8/06 to 8/07. This unit originally sold as a lease hold in 8/87 for $80K and was converted to fee simple in 10/00 fir $35,700. Valley and partial ocean view Sealodge B4 is new on the market since the last sale in 5/90 for $110K. This unit is priced at $312,500.

Back on the Market:

Villas on the Prince 35, priced at $692,900 is back on the market after expiring earlier this week. It last sold for $562K in 5/03.

Contingent:

Plantation 1712, which sold for $515K in 2/08, found a buyer this week while listed for $398,999.

Sales:

Short sale Emmalani Court 224 sold for $355K cash while listed for $369K. This unit sold for $670K in 4/05. Top floor Sealodge E12 sold for the list price of $399K cash. It was purchased in 9/88 for $105K.

Under Contract:

It’s no surprise Sandpiper 115 went under contract within 6 days, since it was attractively priced at $239,900. This downstairs unit sold for $214,900 as an REO in 3/10.

Price Changes:

Short sale Kamahana 14 reduced from $375K to $335K. The purchase price of this unit was $410K in 11.03. That’s all the activity in condos for this week, but there is even less in Princeville residential as you’ll see below:
