When considering marketing when it comes to selling your home or property, what are my options? It used to be that the seller had only two choices. FSBO (For Sale by Owner) or pay a full commission and list your home with your local Realtor. Most sellers want their home in their local Realtor MLS for good reason. The MLS is the "inventory" for all the Realtor and each Realtor usually has a list of buyers looking for their new home purchase. Statistics show that homes sell faster and for more money when listed in the MLS. The downside to having this exposure is that you pay the listing broker and buyer broker a commission. Usually that commission ranges anywhere, depending on your market area, between 5-7% for resdidential and around 10% for raw land or commercial. The listing agent will place your listing in the MLS and agree to pay any other participating broker a portion of that commission if they will procure a buyer. (Usually it's half of what the seller has agreed to pay) This cost can take a significant bite out of the seller's proceeds. These were the two choices every seller had to consider.
