"Kitchen Fan Comes As Is." The New Normal.

Sometimes on listing information it will mention something like, "Kitchen fan comes as is."  That's a tip it doesn't work.  In this case they could have said, "Or isn't, as the case may be ... whatever."  This is The New Normal.

I was exceptionally amused when I saw the "kitchen fan."

And this apparently happened some time ago!

They were using the range with things in this condition!

Now, before you say there is no kitchen fan, and you might be right, there is a kitchen exhaust!

What, you say?

YES!  THAT FLAP LEADING TO THE OUTSIDE STILL OPENS!  SO YOU SEE, TECHNICALLY, THERE IS KITCHEN EXHAUST!

And I find the use of color exceptional!

See how it all blends!?

Remember I said this had happened some time ago?

Well, this little surprise in the wall was left in place also.

Yep, the old wiring remains.

AND, YES, IT IS HOT!

How fun!

My client asked me why they would leave an exposed, and still hot, electric cable in the wall.

My answer, and I didn't have a good one, was that maybe now and then they wanted to hook up a light bulb for cooking!

Knowing I was being facetious, and thinking it funny, that broke the ice for her. 

But the house was a mess overall.

This kind of thing is said to be the "new normal."

It really disturbs me that the market is this "normal" and buyers are having to absorb stuff like this. Often times dozens of things like this.

"Well, they don't have any money and can't fix these things," is the eventual explanation.

It's impossible to know if the price of the house reflects what will have to be done to it to bring it up to a maintained condition.

In this house, as in many I have been inspecting for the past couple of years, there were many things conveying "as is."  My client swore the list grew between her first visit seeing the house, and when we did the inspection.  And some things were missing that she saw as conveying when she first saw the house.  She was understandably upset by that.

My recommendation:  when you preview houses, look to see what comes "as is."  Keep the list with you when you do the home inspection and see if things have or have not changed!  I know an agent who takes photos!  If things have been broken, removed, or if there is a NEW list of what comes "as is."  If so, the house should be sold in the condition it was when it was first viewed and the offer was made.  The home inspector won't be much help when changes have been made!

Hi Jay,

I bet the buyer was wanting to install a new fan, or have it replaced by the seller.

Kinda hard to hide that damage to the hood and cabinets.

Great way to see how a stove fire can damage things. Newly weds? LOL

I can honestly say that while our Short Sales are "as is" sales....what you see is what you get and the get doesn't change....our sellers are forever grateful and try to keep things as best they can.

I am amazed that there was someone living in a house with that!  And using the stove.  With the advent of cameras on every smart phone, it is easy and free to snap photos. I usually do that at inspections but I will start to do this on showings for ones that might be "the one".

Ya, the new buzz words are "The New Normal." Author Patsy Claremont quipped in one of her books, "Normal is just a setting on your dryer." I believe that. There is no such thing as normal anymore. Was there ever?

Jay -- not sure if Jim got it right about the hot dog cooker, as the wire ends look a bit close for that to me.  I am guessing that wire was on a circuit with several other items that were still in use.

Distressed sales have caused this rash of "as is" conveyances.  It is, indeed, the new normal for many properties today.

The cure for not getting involved with these properties is for the buyers having realistic expectations.

Buyers who focus on price, price, price, may be buying junk, junk, junk.

The rule is, as is sales convey as is.

The reality is, you get what you pay for.

True words Lenn.  This house is distressed because the former owner had lived there for many years and died, leaving it in the condition it was at that time.  It is an estate sale now, meaning the "kids" ain't doin' nuttin'!

I was afraid for this buyer, but can't control what she does!

Jay, These home are always a tough one. Unless you are will and and have the financial means to correct these issues rarely are they a good deal.

I bet you had a serious laundry list on this one.

I agree Don, and this client does not have that means.  Her brother is an electrician.  That's great, but there is a whole lot here of just that!

Lisa - I don't know the price, or how it would compare to a well-maintained house in this market.  But still, there is an awful lot here!

It is quite the convenient kitchen for barbequing Shadow!  You don't need to go outside!  Just open the flap and let the smoke out!
