The freeway access at Kyrene and the 202 freeway is only 1/2 mile away, and yet most of the community is plenty of distance from the freeway to avoid seeing it and hearing it. 16 sites are along the border of the freeway with a sound barrier wall and a green belt ranging from 200-500 feet between the sound wall and the closest yard of any house in the community. The community was built in 1987, every house has tiled roofs and utilizes community mailboxes. General Homes was the builder and recorder of the community's CC & Rs, which I have available upon request. The home sizes range from 1,500 - 2,456. There are 172 homes in Carrington Place.
The HOA fee, as of August 27, 2012, is $29 per month. They are currently managed professionally by Kinney Management (480) 820-3451. The HOA fee covers common area maintenance, like the exterior wall and signage that you see here. It also covers the insurance, because we live in a litigious society, and the management company, they don't work for free. I'm not a fan of HOAs because I'm more likely to be the person complained about, I tend to have more cars than garage spaces and I'm not much of a gardener. Really you get communication between neighbors through a third party, which sometimes is well worth $29 a month. You also have rules that everyone agrees to when they buy into the neighborhood and a resource of enforcing those rules. Having an HOA does make a difference.
