A Very Brief History of Poinciana Fl.

htp://www.poincianaproperties.comHi folks. Since I'm always writing about Real Estate in Poinciana Fl I thought I best tell you a little a bit about Poinciana today.

Did you know Poinciana Fl is right smack dab in the center of Florida? It's also the second fastest growing PUD(planned unit development) in the Country. Poinciana is 90 minutes to the East coast (Melbourne-Space Coast) and 90 minutes to the West coast (Clearwater-Tamp Bay).

If you haven't heard of Poinciana before maybe it's because it's not a town or a city. In fact it's actually a part of Kissimmee. Kissimmee is just a little south of Orlando and about 15 minutes to Disney World.

Poinciana has a population of approximately 67,000 people and encompasses two counties. The north side is in Osceola county and the south side is in Polk county.

Poinciana was plotted out as a master planned community in the 1960s. At that time the developer was a company called General Development(GDC) Corporation. You may have heard of them from the Florida land scams in the ‘60s and ‘70s. It is my understanding that sometime in the early ‘70s Poinciana was purchase by Gulf American Land Corporation(GAL) another company notorious for land scams.

In 1973 the first homes were built in Poinciana. At this time, Poinciana was a retirement destination and homes were built around the Poinciana Golf and Racquet Club. There was only a one lane road to get into Poinciana which was miles from anything. It was literally in the middle of the boonies.

Poinciana, over the next few years, grew to a small population of 2,000 to 3,000 people. There was the country club, a small farm store and miles and miles of roads. Not much happened in Poinciana until the mid ‘80s when GAL went bankrupt and out of this, Avatar Holdings, the current developer was born. The next 10 years or so Poinciana just sat with an occasional home being sold.

When I started selling in Poinciana back in 1994 there were still only about 8,000 people. So it took 20 years to reach 8,000 and only 14 more to reach 67,000!!! We have room for more than 200,000.

Great article, BB. So you are not only THE agent in town BUT the historian. Wish I had a buyer for you. That one would probably go for at least $700K here and in some areas over a million. Scary!

You would have to pay over $1 Million for that house you have on your virtual tour in our town.  That is a lot of home for the price.

Sounds kind of similar to when I lived in Pembroke Pines which is two cities over from Weston.You needed to drive 30 minutes just to find a supermarket now their is a Publix on every block. They used to consider Pines as the joke about how you can buy swamp land in Florida. Boy if those jokers knew then what I know now they would have been really rolling in the doe!

Interesting information. Although I am realtively closeby I did not know the "Poinciana Story." I had no idea its roots were associated with land scammers....oh my!

Good morning everyone. I'm glad you found this interesting. If you haven't already you should take the time to read the white paper I linked to. It really is fascinating. It's hard to imagine that Miami didn't even exist until the 1920s!!! OK let me answer a few questions here.

ARDELL, they are pulling you leg! Disney was however just a bunch of mosquito infested swamp land before Walt bought it.

The name Poinciana came from a tree. It's actually called the Royale Poinciana

Neal, South Beach was purchased for about .35 an acre!!!!!

Rob, Deltona and Poinciana are very similar. Even the houses look the same. Whenever we run a scammer out of Poinciana they head to Deltona!!!

Ann, We have deer all over the place. And lots of wild hogs and turkeys!! Did you know where I live, on the Citrus Ridge, we have more endangered species(plant and animal) than any place in World!!

BB Funny that you mention that Florida land scam of the 60's and 70' we have some tracts here near me that are land locked and fall into that scam... however there is a right of ingress and egress which means you have the right to access or make access to your property.. but man if you saw the land and how grown up and what expense you would have to clear that land... I do give it 10 years though....

BB - I didn't realize all that kind of wildlife lived in that area, nor did I know about all the endangered species.  Interesting info, and I want to make sure to read that paper you linked to as well.

Sounds like lots of target practice for the gun-toting TLW!  Of course, I bet you have to be a little careful in your new country club setting, but maybe outside the gates.......

I'll have to check out Poinciana sometime when I'm down again.  Thanks for all the great info!

Bryant- Somehow I had it in my mind that Poinciana was more towards the west coast. Thanks for the clarification. Wellington is also a PUD that actually started in the early 70's. It will be quite a while before either of us have an historic homes! :) Katerina

I used to live two blks from the GDC HQ. Talk about lavish digs...

It seemed every executive there loved hanging out at the Coconut Grove Hotel with 20 something young girls in tow..It never dawned on me that GDC could do no wrong! ")

I have lived in Poinciana for 20 years.  For nearly as long, I have delved into any historical information I could find, coming up with very little despite library and records research.  Not surprisingly, an old local historian and former county employee knew the most.  The reason for my intense curiosity: my property and former place of business are haunted.  The former with apparently friendly and interesting occupants, the latter with malevolent.  I documented the latter in an article published by a local newspaper, which granted it a two-page spread.  My home has also yielded photographic evidence.  Despite all, the recorded history of Johnson Island has revealed next to nothing aside from the Second and Third Seminole wars having occurred here or nearby.  When your home is the apparent scene of cannons going off, windows and doors shaking throughout, while neighboring homes experience no such thing, you truly begin to wonder what time warp you are privy to.  This and many other events have been witnessed and/or heard by others.  If you can possibly shed more light on what occurred here, I'd be so grateful.  I truly need to know if this was the site of a military installation.  I live on the Polk side, just over one mile from the Osceola border.
