Canton MA July 2012 Market Report

July 2012 was a busy month in the real estate market in Canton MA.

For the period of July 1, 2012 - July 31, 2012 there were 21 single family homes sold in Canton MA.  The lowest priced home sold for $240,000.00 and the highest priced home sold for $1,075,000.00*.  The average sales price was $487,357.00.

That is an increase in sales from July 2011 when 18 there were 18 single family home sales.  Below is a chart showing single family home sales in Canton MA during July over the past five years.

The average sale price was up slightly from July 2011 when the average sales price was $448,628.00.  The chart below shows that prices are on the way up but not quite back to 2008 levels. (Note that the 2010 prices may have been artificially high due to the first time home buyer credit.)

It has been a busy summer for real estate in Canton MA and surrounding communities.  There is actually a limited inventory and buyers are moving quickly when they see a home they like in their price range.   August is drawing to a close so we'll see if the increase in sales continues.
