Do you know what your agent does to get your house sold? You probably know about all the traditional tools like the MLS, yard signs, brochures, postcards, flyers and the agent’s website. Is that really enough?
Ninety-one percent of today’s buyers search properties online and have their list of homes that they are interested in before they even call an agent. They use Apps like Zillow and Trulia on their smartphones, when they drive through the neighborhoods searching for homes. They can see every single home that is on the market and their location on these Apps. Very well. That also means that what your average real estate agent does, is just not enough. Your property is buried in the midst of thousands of other properties while you want your home to stand out from all these others. You need an agent that is not only a great marketer, but that is ahead of the game and very tech-savvy.
Proper channels of communication to sell real estate are key in today’s constantly changing and evolving world. Those channels are primarily Internet based, whether they are highly ranked websites, great Social Media, or mobile platforms. A successful agent has top notch Social Media strategies using Facebook, Twitter, Google+ , Linkedin, Pinterest etc. Owning a Facebook account though is just not enough; properly posting and engaging with the public is key. Blogging is another must for agents; writing good and interesting content, so that people start reading what you have to say, will entice them to look at your featured listings as well.
Mobile Platforms that use QR codes to show a property instantly to a consumer on his phone with just one scan away are much more efficient than the old fashioned flyer in the box that will end up in the trash anyway. Additionally the listing agent gets immediately an alert on his phone to follow up with the person that just scanned the QR code. Another effective way to get a home in front of buyers is text messaging: the call to action is to text a certain code to inquire about a listing. This gets the consumer the information about a property instantly and an alert to the agent to follow up.
