Today is  "Happy Day" for the home buyers who are purchasing 4320 Chelson Lane in Woodbridge Virginia.  They get the keys to the home and begin a brand new chapter in one of the most sought after homes in the community. It was earlier this year I listed the home on Cheslon. It sat with no offers. It took the sellers a bit of time to adjust to the real value of their home. However, once they adjusted the price below six hundred thousand. The offers began appearing. We accepted three offers and a fourth agent had called to say they had clients who wanted to write, but they opted not to get into a bidding war. Yes I said it. There was a bidding war. Ultimately the buyer who won this home was the one who offered the seller the best terms.

Today was the day everyone met at the closing table.

 

Westridge Home Just Sold

"When selling a home their has to be a win/win situation." A win for the sellers and a win for the buyers. In this case the seller got the quick closing they were hoping for, as well as a full price offer and they did not have to pay closing costs.

The win for the buyer was the home appraised for $607,000. The ratified contract price was for $599,000.

I am not surprised the home appraised for higher. This is one of thirty five luxury homes in the back of the Westridge Subdivision that sit on acreage lots.

The homeowner was thrilled they got the home sold at the end of summer. They were ready to downsize and in the end they were thrilled with the timing, the process and the end result. Another Westridge Homeowners goals met!

 As a homeowner in the community I am passionate about maintaining the home values. It drives me absolutely bonkers when I see a homeowner list their home so low and leave tens of thousands of dollars on the table. Selling a home is a huge decision. Always talk to three REALTORS before you list. Make sure you Google to see who a good REALTOR is in your area. Do you like what you see? Can you find success stories, photo's and information about how they work? Do your due diligence or it could cost you thousands.

This home was purchased by a move-up buyer who already lived in Westridge Subdivision.

12826 Darnley Rd, Woodbridge Virginia. This home sold for list price of $539,950. It was appraised by a VA Appraiser.

 The home is a Hampton Model with three finished levels and a walk out basement, with a fenced rear yard.

This home showed very, very well. New siding, newer roof, granite counters were the updates.

4317 Flooden Ct, Woodbridge Virginia. This was a Fosters Brothers home in Westridge Subdivision. I listed the home for $400.000 since it had some very nice updates and a fence yard, nice patio and deck. Other REALTORS commented, it will never sell that high.

"Wrong! "

Within a week I had two offers to present to the owners. Both were over list price! The home sold for $410,000.

I was working as a Buyers Agent to sell this home. Yes on occasion when asked, I will work as a Buyers Agent to help you find a home.
