Hey, That's My Lead!

Hey, that's my lead! My friend Marilyn Boudreaux has a featured post today that talks about how an opportunity that she created ended up as a lead for another agent in her office. Like Marilyn, my corporate brand is an important part of my image and I greatly benefit from my brokerage's good reputation. But I shudder to think that I'd lose an opportunity with someone in my sphere because that person doesn't understand that agents create and manage their own businesses. 

Two days ago my next door neighbor Betty (who I have talked to about selling her St. Charles home for 5 years) called my office. She's in her 70's, she looked up the office number in the phone book. Coincidentally our office has a home on Betty's street listed by an agent named Lisa. Neighbor Betty says that she called in and said "this is Betty Smith on High Street and I'm looking for Leslie". The receptionist gave the call to the agent on floor duty because she heard the street name and assumed that Betty really said "Lisa" instead of "Leslie". The standard practice is to send those calls to the floor agent if the listing agent isn't in the office. 

Fortunately the floor agent quickly understood that Neighbor Betty was calling for me, not with a question about the listing. The floor agent gave Betty my number and all was well.

But I hear there's not quite the same level of collegiality in other real estate offices. I'd like to think that all 1,500 Baird&Warner agents would behave honorably in this circumstance but it's probably best not to leave these things to chance.

I don't care how old-fashioned it is, I'm going back to sending mailers to my SOI. Many people, especially older homeowners, simply aren't going to go on Facebook or google my name to find me. Baird&Warner has a strong brand presence in the Chicago metro area, which I definitely benefit from, but I don't want to lose opportunities that I've created over the years.

How about you? What would happen in your office if this situation happened? How do you protect your business and stay in touch with your SOI?

I try to determine if leads are for other agents in my office or not before stepping out with them.

Leslie- I've fired very few people in my years as a broker, but ONE of them was for NOT passing along the lead to the person who earned it.  I'm in the office and the other day we got an email via our website that said "List my house for this"... I keep a good oversight (we are a small 6 agent office) and knew what agent had done the CMA even though it was months ago.

Hi Leslie,

Our office would do the same..if it wasn't I wouldn't be there! We do have a private number and advertise that number so usually doesn't come in through the switch board or anyway but I do take precautions ..just in case!!

I saw that post and thought the same thing.  This would never be an issue in our Winnetka Baird & Warner office either.  That agent in Marilyn's office had no claim on that client.

Phew, that was an awkward situation avoided.  I would hope it would have turned out well anyway, but you never know.

I'm sure with bigger brokerages things like this happen all the time and people hire people they really didn't attend to hire, just because they thought a company was the agent.

Thank goodness you had an agent with integrity on floor duty.  I think good old fashioned mailers is a great way to keep you in the top of your potential client's minds :)!

I think the way your floor agent handled that situation is exactly how any professional should do it.  When there is clearly a specific person behind a lead, it's fair and reasonable to make sure that lead goes to the that agent.

I am sure things like this happen all the time. Many agents wouldn't say a word to their Broker. I would. Your floor agent did the right thing and that is the way it should be.

It's so easy to label mailers as old-fashioned, when in reality not everyone googles or even emails. You've made a great point, Leslie, that we need to make it easy for our entire SOI to find us.

It's not about brand or office size, it's about office culture.

I work in an 80-agent office of top producers. Calls on a specific listing always get sent to the listing agent as do calls for a specific agent. Other calls go to the "floor" agent to be worked.

That said, my online SEO is better than my office's and I get general calls meant for the office which we often convert into sales. If we get a call for a specific agent or office listing we always give them the main phone number so they can get in touch with that agent.
