Sowing Third Quarter Marketing Seeds to Reap New Years Clients

Real Estate is a difficult business and unless we stay in front of and visible to clients, we are quickly out of mind to prospective clients. Over the years I have tried, many ways to stay ahead of the curve with prospective clients and within the past couple of years, the education I’ve obtained from this blog platform has generated the best prospects, most consistently. Over the next few weeks, I will start to sow the seeds to generate First Quarter results.
New Years’ Calendars: I send magnetic calendars to my contact sphere, family members and former clients. I usually send them out in December, but after getting a few hints from some fellow Rainers, I will try to get them out before Thanksgiving. There should be more opportunity that way for it to be recognized and hopefully appreciated. I have also put the contact information for the buyers that have purchased my listings. I have gotten leads from orphaned buyers as their own agent has made no follow-up.
Farming: I have started to develop farm areas and intend to do more of this as well. I have done this already on a small scale and it has proven a positive so some new areas will be developed. With any marketing, it’s a matter of being visible and being remembered, so farming should be done with a plan and some consistency as well.
Expireds and FSBO’s: I hope to pick up business by aggressively going after FSBO’s who already invite phone calls by placing their numbers out there for calls, and also to follow up with some well prepared marketing, especially within the first few weeks that the house is on the market. For expired, pulling their current marketing, photos included and placing them in front of a frustrated seller along with a comparable set of flyers from my current marketing for my listings should go a long way to demonstrating abilities.
As this is a very tough business the efforts must be consistent. With our business, it is never a bad thing to get a random call that results in business. Luck is a good thing. If we do our marketing properly, we can get lucky like that more frequently, or to put it in simpler terms :
The harder I work, the Luckier I can get!
