When a Seller changes Agents.

When speaking with Home Sellers that are potential Clients about why they are changing Agents, I hear the same thing 9 out of 10 times.

"I'm not happy with my current Agent" It's almost a given.

When I ask why they are not happy, I pretty much get the same response. "My agent isn't getting any showings" or "when I do get a showing, I don't hear anything about how it went." Trying to get information from their Agent shouldn't be a chore.

What it really boils down to, I found, is the absence of communication. The Seller needs feedback. Not only from showings, but from their Agent. An Agent should know their market. They should be able to provide the necessary information to the Home Seller so their home is sold. This could be related to almost anything. Price, cleanliness, availablity to show and Buyer feedback. The list goes on but the previous 4 are the ones I hear the most.

Yes some Sellers are, or can be, very difficult to work with. This is especially true when the hired Agent doesn't communicate effectively or at all. Home Sellers may have an idea of what is going on in a specific market or they like to think so, but it is up to the Listing Agent to provide any and all information pertinent to the potential sale of the home.  The Agent has to convey current, new or updated information as it becomes relevant and the Seller needs to know of the changes or statistics.

If the Agent did this? The Seller probably wouldn't change Agents.

Very informative post it is up to us the Agent to make sure the seller is kept up to date and communicated with on all subjects pertaining to the home sell.

From the very beginning you will know how difficult or high maintenance your client will be. Acting accordingly will be what the result may end up as, when things don't work as planned.

Jon~succinct and well-put. Agree!  I have hit the suggest button. I liked your title, too. I do my very best to give compliments and constructive criticism to the sellers and always ask for feedback...I work with both buyers/sellers on most of my deals here.

When you do not contact your seller they get the impression you are not working hard for them. Updates are very important.

Jon,  Will and I go on a lot of Expired Listing appointments and that is the big complaint we always hear.  The past agent never bothered to contact them about anything once the sign went in the yard.  Will is great about calling our sellers every Monday just to touch base and give them an update.  I tell sellers that we can count on about 50% feedback from buyer's agents.

Pat ~ Thank you. I don't mind when I get Clents this way. I have actually had a couple that have thanked me just for giving them bad news. It was the point of making contact and giving them feedback. Thanks for visiting.   :)

Winston ~ Having that initial conversation will determine, for me anyways, how a potential relationship will go. The only way to find out anything is by asking or researching. I always let my folks know the potential best and worst case scenario at the onset. That way it is planted early in the relationship and if it comes to it, can be re-addressed. Thanks.   :)

Dorie ~ Exactly. Some Agents may be afraid or intimidated by speaking on the phone. An email will work just as well. I inform my folks that depending on the circumstances on any given day, they may get communication from me, typically, in one of three ways. Phone Call, Text or Emails. That way they won't be surprised somewhere down the road, should an occasion arise that needs immediate attention or communication. Sometimes I'll even do 2 of the 3 in certain situations. Gayle ~ I would hope that our Clients hire us with the expectations that communication will be part of this business transaction. They expect to hear what's on both sides of the coin, good or bad. Thanks.   :)

Belinda ~ Niiice!  being a Listing Agent isn't about planting a sign and hoping someone calls. There is so much more. When it comes to feedback, I normally give Agents 24 hours to respond, in most cases. A simple phone call or email will generally tell me what my Seller needs to hear. Even if it's something like, "They're not interested because......" that's it. If I don't hear back, they will be contacted and I will then get the information I need. Thanks for stopping in.   :)
