This is one of my favorite things to see--a Contract Pending rider on one of our signs!

In this case, I'm even more pleased. The sellers of this home are dear friends of ours (nothing like putting extra pressure on us to get a home sold!) who are leaving Fayetteville to plant a church in our nation's capitol, Washington, D.C. They are anxious to begin their new life as pastors, and now it looks as if their prayers have been answered!

5406 Woodview Drive Fayetteville NCWe marketed this gorgeous colonial Fayetteville home in our usual ways--we took tons of photos to post online, which in this case, really mattered.  Our buyers commented that the photos are what made the decision easier for them. The husband is serving overseas, and he said that he felt as if he knew the home well based on the quality and quantity of pictures he could see. We also created a full video tour, did enhanced descriptions of the home in all the most popular real estate search engines, wrote blog posts to highlight the best features of the home, and featured it as a premier listing all of our marketing. That's what we do for all of our listings because it makes the homes we list for sale in Fayetteville stand out from all the others.

But, in this case, we did 2 other things.

First, our client, who is an accomplished writer herself, felt that our enhanced descriptions could have a little more appeal, especially to women, who make many of the decisions for real estate purchases. So, we have hired two experienced writers and marketers to add to our team. It is important to us that our clients trust us and know that we'll do all that we can to market their homes effectively. Adding these professionals to our team will allow our clients to be sure they are getting a level of marketing experience no other broker in town can match.

Second, we prayed for this sale constantly, and for God to release our clients to their new calling without them having to split their family and attention between 2 cities and without a mortgage to add even more financial pressure to the costs of a new church planting.

God is good! This home went under contract in about 100 days, and will close at the end of this month. The average days-on-market for a home in this price range and location is over 15 months. That's an incredible difference, and though we'd like to boast that our marketing made the sale, in this case, we're ABSOLUTELY certain God just let us come along for the ride. Surely, He has their future, and the sale of their home, well under control.

Now, I can't wait to introduce you to the newest members of our team in our next post! Even though they didn't get to make any changes to the marketing of this home before it went under contract, we're excited to see what they will do to help market our other homes.
