I wrote a  post in July of 2011 about the effects of local blogging--"Niche Marketing" was what I was focused on. I made a point of the fact that to get the attention you want on your posts you need to make a colorful impact--You need to reveal the colors of the landscape in order to make an emotional impression on the mind of your readers. If you want to become a local expert, you need to reveal things that you know about your market place....things that the average person can not find easily. It is the obscure, places and things about an area that are secrets or hidden that are most intriguing. In my community I have several spots that are absolutely breathtaking and mysterious as well.
 
BOARDWALK TO SHINNECOCK BAYOne of my favorites is the bay beach at the end of North Sea Road in North Sea. North Sea is the Northern point of the South Fork of Long Island and it is the quietest, least known spot in all of the Hamptons. It just happens to be very near the spot where the earliest settlers who came from Lynn Massachusetts came ashore in 1640, so there is a mystical quality to the whole environment there. This particular bay beach is on Great Peconic Bay and is one of just a few bay beaches in North Sea.
 
I discovered one evening as I sat in my car enjoying the sunset over the Great Peconic Bay, that there are very interesting light phenomenon that take place at the end of North Sea Road and in the sky over Robins Island. 
 
I had no idea that these light shows took place almost every evening right there in that spot. The phenomenon that I witnessed was a huge shaft of white light that seemed to come out of the clouds vertically and appeared to pierce the gun-metal blue water of the Great Peconic Bay. It was visible for approximately 20-30 seconds and as I watched in wonder, thinking I was witnessing the second coming or something like that, I noticed that not another soul paid any attention to it--
 
THE GREAT PECONIC BAYSo, I asked the man in the car next to mine: "Didn't you see that??" He looked up nonchalantly, and said "Oh that--that happens all the time here. Sometimes there are colors too--you should see those lights!" I asked if these were considered "Northern Lights" since I come from Michigan where you can see the Northern Lights (Northern Lights are a reflection of light off the ice caps of the North Pole and other Northern regions from what I understand) almost every night during some of the winter months. "No, he said and went back to his reading...I have since asked more informed locals and sure enough, this is a very famous spot for light phenomenon. People gather there for more than just a beautiful sunset.

You can become the local expert in your market place; don't let anyone tell you that you can't! It takes hard work and dedication though, and many hours of study; many hours of talking to the locals and many hours of polishing your writing skills so that the reader (potential buyers/sellers) takes notice.

Everywhere you look in your local market, you can see the things that make it a place someone wants to live! If they arePUMPKIN PICKING TIME IN WATER MILL--A VERY POPULAR EVENT not obvious--that is where you need to go to dig in and get the scoop:
  • What is it about your market's events in relationship to your nearest neighbor?
  • Have you found unpublished events that are rare in other market-places?
  • Are there happenings that you have discovered that may appeal to the public, those who live outside of the area?
  • Is there a metropolitan area near by?
  • Are there bus trips to rare events in that city?
  • Where are the parks and nature trails in your market place?
  • Are they obvious to the public?
  • Is there a special class or school that will draw people in if they only knew about it?
  • How about a cooking class that you have taken and loved?
  • Are there jewelry making classes given in your area?
  • Are you in an area where there are a lot of pets?
  • Are there walking trails and parks for those pets?
  • Have you had an experience with wildlife or natural events such as a fabulous place for bird watching?
  • Do you make sure you ask your sellers everything they know about their area?
  • There could be a gold mine of ideas just waiting to be found!

The opportunity to attract new buyers and sellers awaits you; all you need to do is Pay Attention!  Make your statement as soon as you can; no other agent can claim expertise in your "Niche" like you will if you follow the suggestions above!
