I can't believe the stories I hear about listing agents' recommendations to sellers that they remodel their home before putting it on the market to sell.

Poor advice.

What sells a home? Is it the Kitchen, the Bathroom or is it the Realtor?

Many home sellers in Los Angeles wonder what sells a home, is it the kitchen, the bathroom or is it the Realtor. Well the answer is clear as day to me it is a combination of many variables.

Many experts think that since the kitchen is the heart of the home that the kitchen sells the home. In my opinion it is a contributing factor, provided the kitchen has a great floor plan and is made into the focal point of the family room. Then the kitchen becomes the showpiece of the home and it is a large contributor to the sale of the home.

Many buyers understand that it costs a lot of time, money and planning to have a good kitchen and many buyers want an up to date kitchen but are not willing to take on this problem themselves.

The same goes for bathrooms, today’s buyers would like high-end fixtures spa, shower and sink.  Now if you have lived in your home for 20 plus years and are ready to sell and you do not have an updated luxury kitchen nor luxury bathrooms. I do not think that this is the time to spend $50-$100, 000 on all the upgrades.

The most important aspect you need to focus on is not to price yourself out of the market. Hence this is when a trusted advisor comes in the form of a Realtor and gives you constructive advice. Why? Because the Realtor understands what the market place is like in your neighborhood and the Realtor wants to sell your home just as much as you do, for the most money the market can bear.

Hence you do not need to be overwhelmed, with the help and advice of your Realtor you might only have to do some minor changes, such as a fresh coat of paint and de-cluttering and hence you would save yourself a lot of time, aggravation and costs! I think YOUR advice is sound!  Why in the world spend that kind of money for someone else's benefit?  The time to do that is so it can be enjoyed by the resident!

I tell my sellers to spend their money on cleaning the heck out of their home, putting a fresh coat of paint if needed and changing the carpet if it's beyond all repair, (or just get it steam cleaned if it isn't).  That's it.  No remodel...why spend money you are never going to recoup just to sell?!

Conrad.  It does not.  Besides, sellers are often going to try to "get their money back."

Brenda.  I agree but I know many listing agent go in telling the sellers that they must do this and that.  Nonsense.

Sussie.  It's the room my buyers want to see first.

Sellers can, and should, be selective of the REALTOR® chosen--it may well mean money in their pocket and less time on the market.  Furthermore, they should LISTEN to their REALTOR®.  The right REALTOR® may well be their best investment.

As to Kitchen, Bathroom and related upgrades, I concur with the writer's comments and those who have contributed thus far;  but I agree strongly with Brenda: Clean, clean, clean after declutter, declutter, declutter.  I love old farm tractors, and despite all their hard work and former neglect, clean and painted tractors draw more buyers.  Why wouldn't it make more sense to do the same to a home that has served you well?

The current generation may not put as much stock into "dressing up" and "putting the best foot forward", but they appear to be more demanding of a home being "move-in ready;" so while I dare not use words like always and never, I do not think a seller will go wrong using Mr. Clean, Pine-sol, a broom, a mop, and a paint brush.  Most everything else can be negotiable [hopefully].  Life goes on...

Good morning Lenn. I would think there are many upgrades a person can do to their home, like cleaning it, maybe even patch and paint but to spend that kind of money is crazy.

Lenn- I agree.  I provided a consultation for a seller who wanted to spend about $40K to enhance her entry!  And she asked my opinion on new granite she was installing.  I managed to talk her out of the most expensive granite (which was too taste specific anyway) and talk her into a very simple design.  And, honestly, all her home needed was to edit (a lot) what she had.

Kathy.  I've seen too many homes that were "prepared to sell" and it doesn't add a dime in market value.
