Top 10 School in the Boston Area includes WaylandWayland, MA Single Family Home Market Report Aug 2012 is remarkable.  There are 246 listings in the Active, Under Agreement, Sold, Expired and Canceled categories in the MLS. This is amazing for this town. What is really amazing in the number of sold homes in the last month. Brace yourself, there were 113 sold homes in Wayland last month. People must have heard about the Wayland Schools ranking in the top ten in this area by the Boston Magazine.  This kind of activity is huge for this area.  Let’s dig down into the numbers.

Single Family Active Listings: 72    Avg. Liv.Area SqFt: 3,787.60     Avg. List$: $1,224,560    Avg. List$/SqFt: $293     Avg. DOM: 175.72

Single Family Under Agreement Listings: 20    Avg. Liv.Area SqFt: 2,750.15     Avg. List$: $792,065    Avg. List$/SqFt: $277     Avg. DOM: 99.85

Single Family Sold Listings: 113    Avg. Liv.Area SqFt: 2,748.35     Avg. List$: $702,346    Avg. List$/SqFt: $256     Avg. DOM: 139.96    Avg. Sale$: $666,244   Avg. Sale$/SqFt: $245

Wayland homes Well the first thing that jumps out is that the Active listings have an Average SqFt cost of $293 and the Solds have that same cost at $245. This means that the Active listings are darn close to the sold listings. If you are on the market longer than 140 days and you are not priced near the sold price of $245 SqFt than you might want to consider putting your home in this sweet spot for the buyers.  Looking at the Under Agreement pricing I see it is closer at $277.  Price is one of the three big factors in the sale of your home. Get your house priced right and it will sell.  If you are on the market too long, or if you are not having people see your house each week, you need a new price or a new agent who knows how to market your property.

Single Family Canceled Listings: 17    Avg. Liv.Area SqFt: 2,794.94     Avg. List$: $699,188    Avg. List$/SqFt: $253     Avg. DOM: 137.53

If your home is not being seen 5 times a week and you have not received any offers then your agent is not doing the job of explaining the process and pricing, or they are not doing enough marketing. @Richard and Beth.  I keep moving on what stat is important price per square foot seems to work with this month.  Often in the last couple of months Days on Market was more important.  I try to mix it up to stay fresh. Thanks for your stopping by and commenting.

@Wayne,  Momentum is certainly building here and across the country it seems.  Real Estate is going to lead the way out of this economic duldroms as it has over and over again in our history.
