This is amazing for this town. What is really amazing in the number of sold homes in the last month. Brace yourself, there were 113 sold homes in Wayland last month. People must have heard about the Wayland Schools ranking in the top ten in this area by the Boston Magazine. This kind of activity is huge for this area. Let’s dig down into the numbers.

Well the first thing that jumps out is that the Active listings have an Average SqFt cost of $293 and the Solds have that same cost at $245. This means that the Active listings are darn close to the sold listings. If you are on the market longer than 140 days and you are not priced near the sold price of $245 SqFt than you might want to consider putting your home in this sweet spot for the buyers. Looking at the Under Agreement pricing I see it is closer at $277. Price is one of the three big factors in the sale of your home. Get your house priced right and it will sell. If you are on the market too long, or if you are not having people see your house each week, you need a new price or a new agent who knows how to market your property.
