When should I list my home for sale? NOW would be the correct answer!

Our July 2012 MIBOR statistics for the nine counties in Central Indiana indicated an increase of 9.7% in sales over July 2011. At the same time, our available inventory dropped by 12.7%. So with more sales and less inventory…NOW is the time to list your home.

The total numbers of year-to-date sales are up 14% and the year-to-date sale prices have increased by 2.5%.

Our pending statistics for July continued to show strong activity in the under $299,999 bracket with 1,975 homes pended. Pendings of higher priced homes continue to increase with $300,000-499,999 at 191, $500,000-$999.999 at 49, while 4 sold over $1,000,000.

Nationwide, the National Association of Realtors reported an increase in July of 3.6% in new construction single family homes making this an increase of 25.3% over July 2011. Sales of existing homes also rose 2.3% in July for an increase of 8.6% over last July.

So both regionally and nationally, the reports are good. If you have been considering a move, call me to discover what your home is worth today.
