Summer Market Sales Results - Charlestown, MA

With the sales of the end of August 2012 now recorded, we can take a look back and see how this year compared with 2011 for Charlestown.

Over the past 3 months (according to data obtained from the Multiple Listing Service) average sale prices for one bedroom condos in Charlestown have stayed stable with what we saw in 2011 ($322K) while the average days-on-market was around 25% better (81 days in 2012 as compared with 109 days in 2011).

In the two bedroom condo market the average sale price was $480K vs $449K in 2011 (a 6% increase). Days on market was reduced from 87 days in 2011 to 80 days in 2012 while the list-price to sales-price ratio increased from 96.9% in 2011 to 97.7% in 2012.

The number of sales increased in both the one bedroom and two bedroom markets. One bedroom sales increased in the period from 26 in 2011 to 42 in 2012. Two bedroom sales also increased from 43 in 2011 to 73 in 2012.

So how big are these palaces? For one bedroom condos, the average size was 711 sq ft and for two bedroom condos, the average size was 1112 sq ft.

It goes without saying that these are averages and each property needs to be looked at individually for specific value.
