The Housing Market is Pretty Good, Why Stage?

         It is pretty easy to make the argument for Home Staging when the market favors the Buyer.  The reasoning is that the house will sell faster if it is staged.  So what if houses in your neighborhood seem to be selling within about 3 or 4 months like they are in much of Houston, TX?  Is Home Staging worth it?  If you can afford the extra mortgage payments and you’re not in a hurry to move on, maybe not.  Of course there no certainty your house will sell in that period of time and you will likely accept a lower sales price than you would have preferred also.

        What?  You didn’t know that staged homes generally command a higher sales price?  Kristen Kemp of TLC’s Property Ladder says that “Staged Homes generally sell for 6% – 10% more than homes that haven’t been staged.” That’s a lot of money!  The longer your house is on the market, the more likely you will be to reduce your list price.  On average, houses that have been staged sell within one month.

 

        The Real Estate market in Houston, TX has not suffered the way it has in other parts of the country, but in no way can Sellers take anything for granted.  By staging your house, and pricing within the range recommended by your agent, you greatly increase you chance for a quick sale at a price that will make you happy.

You're right, Kathy!  As various housing markets improve, there will still be a need for Staging.  Why?  There will still be competition.  Who wants to sell the fastest?  If you do, call a Stager!

So true, Kathy .... sellers should consider staging to make sure their home looks the best it can be for potential buyers.  This year we've seen a lot of our staged homes receive multiple offers and sell for asking price and over asking .... if they hadn't been staged, the listing agents tell me that wouldn't have happened.

Julia, Seems like common sence to me.  If you want to be chosen, you present your very best self.  Wouldn't you do the same for your house?

 

Maureen, Even when the market is pretty good, there is nothing sweeter than getting multiple offers the first weekend the house is on the market.  Sweet!

A homeseller will always get their money back when staging in my opinion...either with a quicker sale or overall higher sale price.

Kathy, I just staged a home last week. Price per square foot of similar homes in the area indicated the property should be listed at $579,000.  The home was completely remodeled and the listing agent listed it for $650,000 knowing that it was an agressive list price. This staged home sold within the week for over list price with 12 offers. 

Staging makes a huge difference, even in this market.

HI Kathy, staging is always worth from my experience staging over 400 homes per year. We all live in different markets and see the consistent results obtained when homes are staged. 

In our area houses sell in 3 to 7 days and sellers still stage so that they get the most equity out of their homes.

One of the unspoken benefits of home staging here in Houston, is that a staged home appeals to the out-of-state, and international buyers that we so often have.   A staged home shows them that with just a few well-chosen items, their new home can be livable and inexpensively decorated!   These buyers are more often than not, ready to pay top dollar, in cash, with a quick closing!
