Should I avoid neighborhoods with CDD fees in St Johns County? 

 
st johns county real estateThat's a question that must be answered individually. Neighborhoods with CDD fees tend to have more amenities. If you are someone that enjoys a community pool, tennis court, or play area, then this extra expense may be worthwhile. Neighborhoods with HOA fees tend to hold a higher value over time because the homes are uniformly cared for. You won't end up living next to the fuchsia and lime green house. Of course, you also may not be able to have the seafoam green front door either.  
 
The real question needs to be how does your family spend its time and if you have amenities, will you actually use them? or perhaps... Are you better off buying a more expensive home in a neighborhood without CDD fees or in a lower priced community with them? Think about your demographic - who lives in your neighborhood and whether that will be an asset later when you may sell your home - in the future. Where are there more buyers and can they afford to buy in your price range, even with the HOA and CDD fees? 
 
 
st johns county real estateIf you can afford a $1200 monthly payment plus $300/mo in HOA Fees & CDD fees combined, then is that a better deal for you over a $1400 monthly mortgage payment with only a $100/mo HOA fee? 
 
How often will you use the amenities? Do you get to the pool every week, or only three or four times in the summer? If you only get to use the pool 4 times in the summer months, then that equates to $600/per use ($200/mo HOA fee x 12 divided by 4). Does that seem a bit pricey? How long will you live in the house? 5 years? $2400/yr x 5 yrs is $12,000. Could you add in your own pool for that price and use it as a selling feature of your home? 
 
Your answers will vary. The best thing is to be honest about your lifestyle and values. Will you use the amenities. If yes, then they are probably worth the extra money. If not, then look for a community in St Johns County without them.
