sacramento short sale agentA potential short sale seller asked me how she could get out of a short sale before we even listed her Sacramento short sale. Hey, that's worse than a prenup. That's anxiety. That's uncertainty. I always explain cancellation rights in a short sale, but when a seller brings it up before I've discussed it, that's not necessarily a very good sign of commitment.

I can't guarantee how long a short sale will take. It could be 10 days if it's a Cooperative Short Sale, or it could be a year or longer. The commitment I make to my Sacramento sellers is I will be there for them. I won't bail. I won't jump ship. I'll see it through to the end.

I find that when Short Sale sellers are uncertain, explaining the Short Sale approval clause in the contract helps ease their anxiety.  Of course, if they are pursuing other options while pursuing Short Sale, the listing is a waste.

Hi David: It is so rare, really rare, that a short sale is rejected. At least with my short sales in Sacramento.

Hi Norma: Not everybody is reassured from the get-go. Some need to have a little bit more hand holding than others, and that's OK.
