August Property sales were 117, up 30.0% from 90 in August of 2011 and -7.1% lower than the 126 sales last month. August 2012 sales were at their highest level compared to August of 2011 and 2010. August year-to-date sales of 779 are running -5.0% behind last year's year-to-date sales of 820.

The Median Sales Price in August was $163,000, up 25.4% from $130,000 in August of 2011 and up 15.2% from $141,450 last month. The Average Sales Price in August was $171,119, up 8.4% from $157,809 in August of 2011 and up 10.4% from $155,057 last month. August 2012 Average Sales Price was at highest level compared to August of 2011 and 2010.

The Total Inventory of Properties available for sale as of August was 467, up 13.9% from 410 last month and down -3.3% from 483 in August of last year. August 2012 Inventory was at the lowest level compared to August of 2011 and 2010. The Average Days On Market for August was 54, down -6.9% from 58 days last month and down -12.9% from 62 days in August of last year. The August 2012 Average Days On Market was at its lowest level compared with August of 2011 and 2010.
Our opinion is that the market indicators for Greeley are generally reporting positive news. The drop in actual sales from July is an expected seasonal occurrance - August is traditionally a very slow month in northern Colorado - and prices have rebounded sharply. Inventory is also increasing and providing more balance. It's getting late in the year for any dramatic improvement, but the trends look to be moving in a good direction.
