Windsor CO September 2012 Real Estate Sales

August Property sales were 70, up 40.0% from 50 in August of 2011 and 2.9% higher than the 68 sales last month. August 2012 sales were at their highest level compared to August of 2011 and 2010. August year-to-date sales of 447 are running 31.5% ahead of last year's year-to-date sales of 340.

Windsor CO September 2012 Real Estate Prices

The Median Sales Price in August was $290,274, up 11.1% from $261,250 in August of 2011 and up 12.1% from $258,834 last month. The Average Sales Price in August was $330,444, up 12.3% from $294,161 in August of 2011 and up 16.5% from $283,566 last month. The August 2012 Average Sales Price was at highest level compared to August of 2011 and 2010.

Windsor CO September 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of August was 300, up 7.1% from 280 last month and up 9.1% from 275 in August of last year. August 2012 Inventory was at a mid range compared to August of 2011 and 2010. The Average Days On Market for August was 49, down -2.0% from 50 days last month and down -38.0% from 79 days in August of last year. The August 2012 Average Days On Market was at its lowest level compared with August of 2011 and 2010.

The Windsor CO real estate market indicators are all moving in a positive direction - good news in continuing the upward trends of spring and summer. Sales rose last month, even as we expected a seasonal slowdown that usually occurs in August, and prices were up, along with inventories. 2012 has shown some very strong recovery signs for this market, which we'll be watching closely in coming months.

Excellent opportunities for buyers can still be easily found - attractively priced homes are still plentiful and interest rates remain favorable. For sellers, the trick will be to carefully prepare their homes for market, price them competitively, and market them effectively.

Hi Dick -- sales up, inventory up -- sounds like an ideal market for buyers to take advantage of some great interest rate and still have some choices.   For sellers -- activity means that buyers are finding and buying homes in the area -- sounds like as close to perfect as you can get in Windsor Colorado.
