Berthoud CO September 2012 Real Estate Sales

August Property sales were 11, down -8.3% from 12 in August of 2011 and -8.3% lower than the 12 sales last month. August 2012 sales were at a mid level compared to August of 2011 and 2010. August year-to-date sales of 107 are running 21.6% ahead of last year's year-to-date sales of 88.

Berthoud CO September 2012 Real Estate Prices

The Median Sales Price in August was $254,900, up 51.5% from $168,250 in August of 2011 and down -11.8% from $289,000 last month. The Average Sales Price in August was $274,293, up 17.9% from $232,604 in August of 2011 and down -10.6% from $306,749 last month. The August 2012 Average Sales Price was at highest level compared to August of 2011 and 2010.

Berthoud CO September 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of August was 132, up 8.2% from 122 last month and up 18.9% from 111 in August of last year. August 2012 Inventory was at highest level compared to August of 2011 and 2010. The Average Days On Market for August was 53, down -15.9% from 63 days last month and down -50.0% from 106 days in August of last year. The August 2012 Average Days On Market was at its lowest level compared with August of 2011 and 2010.

After strong activity in spring and summer, the Berthoud CO real estate market has slowed dramatically over the last two months, with drops in sales and prices, although inventory has continued to rise. Looking over previous years, we have seen similar fluctuations in these same periods, and in attempting to figure out what is happening, we need to be mindful of the fact that demand for this market is derived primarily from activity in the larger cities surrounding it.

With the increase in inventory, there will continue to be excellent opportunities for ready homebuyers looking for attractively priced homes. And favorable interest rates will maintain their positive impact on affordability. For sellers, it will still be important to prepare homes properly and price them competitively if they expect to find success.

Good morning, Dick --- it's interesting to read the nuances of each market and it certainly appears that buyers in Berthoud CO area are going to benefit from choices -- and this can lead to some exceptional buys for those savvy buyers --- we never know how long the door of opportunity will be open.

Hi Dick,  Things have slowed a bit for us down here in the city since the middle of August.  I think we always go through this with the kids going back to school and the last ditch camping trip to the mountains over Labor Day.  It will get better I'm sure.

Dick I notice this same drop in sales activity in the past two months as well, on the other hand I have noticed in the past nine days the activity has matched the Spring momentum, so I suspect people were jut taking a summer break and they are back in force!

I concur with your analysis.  We too were on a great streak up over 100% year to date up until this month.  While sales are still good, prices are stable or slipping just a bit.

Maybe a knee jerk reaction to the elecctions, or maybe something worse. 

But we are still doing okay.
