Johnstown CO September 2012 Real Estate Sales

August Property sales were 32, up 14.3% from 28 in August of 2011 and 3.2% higher than the 31 sales last month. August 2012 sales were at their highest level compared to August of 2011 and 2010. August year-to-date sales of 255 are running 31.4% ahead of last year's year-to-date sales of 194.

Johnstown CO September 2012 Real Estate Prices

The Median Sales Price in August was $195,760, down -14.5% from $228,875 in August of 2011 and down -13.1% from $225,369 last month. The Average Sales Price in August was $211,954, down -6.3% from $226,112 in August of 2011 and down -22.8% from $274,494 last month. The August 2012 Average Sales Price was at a mid range compared to August of 2011 and 2010.

Johnstown CO September 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of August was 145, up 25.0% from 116 last month and up 20.8% from 120 in August of last year. August 2012 Inventory was at a mid range compared to August of 2011 and 2010. The Average Days On Market for August was 83, down -26.5% from 113 days last month and up 20.3% from 69 days in August of last year. The August 2012 Average Days On Market was at a mid range compared with August of 2011 and 2010.

August sales were up slightly from last month, and are running well ahead of previous years, leaving us to suspect that the decline in prices in August were most likely a result of buyer activity re-focusing on lower priced homes from the May-June spike, instead of an actual decline in home values. Market demand in Johnstown is still derived from activity in the surrounding larger cities, so we'll be watching those as well in the near future to help us interpret what is happening here.

Meanwhile, Johnstown will continue to be very attractive to regional commuters who can benefit from good transportation access to all of the northern Colorado communities, as well as a nice supply of well-priced homes and on-going low interest rates.sellers whose homes are competitively priced and properly prepared will be in the best position to benefit from buyer interest in the area.
