2012 is shaping up to be a year of changes in the real estate market. Many regions are seeing some interesting trends so far:

 

  • rock bottom interest rates (who thought they could get any lower than they were last year?)
  • rising prices
  • faster sales
  • shortage of inventory for all they buyers looking to get a great deal before the prices explode again

 

But the fall, in particular, this year should be very interesting.  In the last week, I’ve seen a huge jump in the number of new listings in the Greater Boston area.  All those sellers that have been holding out for greater profit are starting to see why NOW is a great time to take advantage of all those house-hungry buyers!!

 Here in New England (and many other places), autumn is a particularly great time to showcase your home. With the sights of changing leaves, the feel of the crisp air, and the smell of a new season…. who doesn’t love fall in New England?  Oversized pumpkins from local farms can make for great curb appeal on your front porch.  Fresh apple cider can create a charming ambiance for your open houses.

The fall market is less interrupted by family vacations and heat waves, so it often yields better attendance for your open houses. Not to mention that, in New England, we’re heading into peak season for visitors coming from all over the world to see the fall foliage, which can entice vacation-home buyers and those considering a move this region.  Many buyers (and some non-buyers) enjoy a Sunday Open House Tour in the autumn weather.  But remember, don’t get frustrated by those who aren’t active buyers attending your open house.  Those “just for fun” lookers and “nosey neighbors” may be just as likely to know a friend or family member who would absolutely love to buy your home, so make sure you are using a REALTOR® who will make ALL of your guests feel equally welcome! 

 

All of those buyers who lost out on spring house deals or weren’t quite “ready” may be  very ready to pounce on the fall listings, so if you’re thinking of selling in this Fall, be prepared to move quickly. The sale may happen faster than you expect.  In the month of August, several towns in the greater Boston area sold within 98% or greater of their original asking price and sold in an average of under 50 days!
