By
Mortgage and Lending with HomeStreet Bank

When would you use a Bargain and Sale Deed in Seattle? There are two types of this form; a statutory and non statutory. The non statutory form do not contain warranties unless identified. The statutory form convey a fee simple title to real property and contains warranties. The warranties include that the seller was the owner of the title to the property and that the property was free from encumbrances created by the grantor. Questions about deeds? Please click here.

houseThe exception is for rents and services but would defend against defects by the grantor or heirs. If you are not sure what type of deed you will receive to a property consult your closing agent or attorney.

There is another type of deed called the Fulfillment Deed. This deed is used when the terms of a real estate contract are fulfilled.

There is an article from the Seattle PI that is fun to look at if you are interested in local politics, click here to view.
