Buyers typically want to wait before moving forward with any home purchase.  Buying a home is a big decision and a large investment so evaluating a home purchase is important.  However, as a Lake Charles LA Realtor,it  is disappointing  when I to have to inform Buyers that they waited too long----the home is no longer available. 

The average days on market for a listing in Southwest Louisiana is within 120 daysPrice, location and condition  of a home for sale are figured into that average.  When a Lake Charles home for sale has all the right points the property will attract a buyer and go under contract quickly.

Qualified buyers searching for a Lake Charles, Sulphur, Westlake or Moss Bluff LA home for sale should be prepared to act quickly once you find a property that meets your needs and criteria.

  • Case in point….On August 9th I showed this 3 bedroom 2 bath home located in Sulphur LA to a Buyer.   After viewing many properties, the Buyer liked this house but wanted to think about it before moving forward with an offer.  Today on September 7th (almost 30 days later)  the Buyer decided to make an offer on the house.  Sadly the home is no longer available.  This Sulphur LA home for sale went under contract on August 15th and is closing next week!   This home located at 2214 Division in Sulphur LA was only on the market for 13 days!!

Another example of a Buyer waiting too late and missing out on a home that they loved.   This is the second time this month this  has happened to one of the Lake Charles Buyers I have been working with.  After viewing many properties and finally finding the one you love, it can be disappointing news to hear that the home is no longer available.

As an experienced Lake Charles Realtor, I am familiar with the Lake Charles Real Estate market trends and pay close attention to the days on market, inventory and real estate trends in Southwest Louisiana.  When viewing homes with Buyers I will give you the data to make an informed decision and my advice is to move quickly.

My favorite way of expressing this is:  The home you like today and want to think about until tomorrow is the same home someone else looked at yesterday and they are making an offer today.

You have to be ready and I mean preapproved and ready to write the offer when we find the home.

There is always inspection contingency to think about it, but at least you are under contract while you think. 

Don't lose your dream home because you think too long.
