Sales UP, Prices DOWN on Hayden Lake waterfront home sales in 2012

Hayden Lake Market reportLet's take a look at the market activity for waterfront homes for sale on Hayden Lake in 2012.  Year to date, as of 9/7/12, there are 40 homes currently listed for sale.  Six home sales are pending and 11 sales have closed.

In January of this year I noted that waterfront homes for sale on Hayden Lake saw light activity in 2011 compared to previous years.  Inventory was relatively low and buyers are scarce for the higher priced waterfront homes on Hayden Lake. 

At the end of 2011 there were just 17 actively listed waterfront homes for sale on Hayden Lake.  Our current number stands at 40 homes for sale but many of these will be withdrawn from the market once winter arrives. 

It looks like the number of waterfront
home sales on Hayden Lake in 2012 will outpace 2011.
 

Hayden Lake Market reportLast year there were a total of twelve waterfront homes sold, with purchase prices ranging from $134,000 to $1,750,000.  This year, with 3.75 months still left to go, we are just one short of last years total with 11 closed sales, while 6 sales are currently pending. 

Although the number of sales appears to be stronger in 2012, prices are not trending up.  Last year's closed sales ranged in price from $449,000 to $1,895,000.  The 2012 year to date sold prices for Hayden Lake waterfront homes show a lower price trend with closed sales of $329,989 to $889,000.

The 6 Hayden Lake Waterfront homes sales that are still pending range in list prices of $274,900 to $829,900.  We know, based on our current list to sale price ratio, that these homes will actually sale for less on average than what they are listed at.

Hayden Lake Market reportIf you're a BUYER, this means there are still great values to be found on waterfront homes on Hayden Lake.  It's a buyer's market, sales are soft and prices have yet to make a rebound.  What are you waiting for?

Very interesting report...this is also mirrored in my secondary home/discretionary area...more sales but lower prices.
