This is what the buyer agent told me as we discussed this exceptional home located at 2368 COVEY Lane in Santa Clara, Utah. She expected the grass to be dead along with the plants and bushes, the interior dirty, cobwebs everywhere and darkened rooms. Instead, she had a beautiful showing!

 

The strategy when taking this listing was to keep the property looking pristine by regularly:

  • Maintaining a beautiful yard
  • Vacuuming & sweeping floors
  • Dusting the custom woodwork
 
Not to mention keeping the utilities on through the duration of the listing. This beauty has recently been reduced and getting multiple showings a day. If you know someone who is qualified and may be interested, send them over, I will be glad to open the door!

Hi Wanda. Best Wishes on getting an offer on this home. That yard was to well maintained to look like any Bank Owned Property, but of course, you were doing your part to get it Sold.

Roger, When people typically find out it is a bank owned, they will discount the price heavily. When they see the upkeep, that doesn't work as well!

This is an eye opener, most foreclosures look bleak and univiting.  Keeping a home looking good is a great strategy for selling it.  I hope you sell it soon, it certainly looks great. A

I think people need to forget their pre-conceptions about bank owned properties. We are seeing lots more foreclosures that showed pride in ownership while they were owned.

Todd, Had the water and utilities been turned off even during the summer months, it would have killed off the landscape and little critters would have taken over the interior. Glad the bank saw the benefits of my strategy.
